Nestling in the glorious foothills of the South Downs this wonderful property is perfect for groups of all generations to get together in a tranquil countryside setting.  The main house has 6 bedrooms, 3 bathrooms and the annex (Swallow Barn) has 2 bedrooms and 2 bathrooms.  There is a small raised swimming pool, and spacious grounds.

A country track leads you to the main house with parking for up to 6 cars.  The large well- equipped kitchen has a family dining room table which seats parties of up to 18.  The hallway is a light and bright area with upright piano.  There is a comfortable living room with sofas armchairs and open fire, utility room, downstairs WC.

Outside there is lots of room for children to play and there is a small, raised swimming pool with removable steps so that young children can’t get into the pool on their own.  There is an air source heating system which means that in the shoulder months the temperature does not get very warm unless the weather is particularly good. Children must be supervised in the pool at all times.

Well behaved dogs are welcome (£25 per dog for stays of 3-7 days) but they are not allowed on the furniture or to be left alone in the house.

Please note that parties are not allowed at the property.

Bedroom 1 and 2 at the main house are kingsize beds with ensuite bathrooms with showers, basin and WC, there are 3 further bedrooms with double beds which share a family bathroom with bath and shower, basin and WC.  There is also a bunk bedroom which sleeps 4.

Swallow Barn is gloriously light and airy with large glazed windows looking out into the garden and beyond.  There is living and dining area, kitchen, bedroom (with double bed) and bathroom on the ground floor with a further double bedroom, bathroom and TV area on the first floor.  There is a slope rather than steps to get into the barn and the ground floor bedroom and bathroom are easy spaces for those less mobile to negotiate.

This is a joyful family home, not sleek and designer but full of character and charm and is ideal for families to come together to share time in the country.  If you enjoy Polo Cowdray Park is nearby and for race lovers Goodwood is approximately 25 minute drive away.  Should you wish to go as far as the beach that is another 15 minutes further South.  There is wonderful hiking right from the door the fabulous National Trust properties of Petworth House an Up Park to enjoy.  The nearest train station is Petersfield which is less than 15 minutes drive from the house – journey time of 1 hour to London.

Please note we do not accept Goodwood bookings for less than 4 nights.  Please be aware that parties are not allowed – this property is for the quiet enjoyment of resident guests alone and no music equipment etc is allowed to be brough on site.

Wow! Is what you say on the long impressive approach to this house and Wow is how I would describe our stay: 16 of us for a family gathering. This is a stunning piece of land the photos don’t do justice to, with views for miles, with countryside to wander into directly from the house. You get impression this place has been so loved - the owners have figured out how to make it function and shine beautifully. The fireplace design is a great example of that, giving warmth from all sides. We love cooking and eating as a family and this kitchen is a complete joy for that. Well equipped with lots of space to chop and serve from and able to sit all of us comfortably around one table. Even though the pool is small the 7 children in our party had hours of fun in it everyday! The rooms and beds were comfortable for all, including my parents who are not very mobile. And great to have the two spaces. Help on tap whenever we needed it. We had a glorious time and would definitely stay again.

A wonderful, spacious, welcoming family home: loads of books, games, toys, a trampoline and other garden fun, including an ornamental fish pond, lovely walks from the house and nearby on the South Downs. Delightful small towns, Petersfield and Midhurst in easy reach, great visits to Butser Ancient Village and Weald and Downland Museum, Chichester and Wittering beach not far away.

We stayed here with our extended family and a couple of our good family friends and this home was perfect for us. It was a real home and felt very relaxing as a result. The garden was extensive and well-equipped for a family. The swimming pool and trampoline were great hits with all the children (ranging from 18mths to 8yrs old). The beds were very comfortable and the children’s room had lots of lovely books and toys to play with. The large kitchen/diner meant we could all eat together and the views from the house and grounds were amazing. The annexe was great, with plenty of space and bed/bathrooms for the older couples. This was ideal accommodation for our family stay. Thank you Laura.
